Message From The Seller

The avenue between the house & the pressoir is of pollarded Indian Bean Trees (Catalpa Bignoniodes).  Among the rare trees there is a ‘Snakebark Maple’.
The ‘rhododendron walk’ has more than 20 species of azaleas & rhododendrons, plus at least half a dozen camellia varieties.
Although the garden is only a bit over an acre, which keeps it fairly manageable, the land is fortuitously shaped like a ‘T’, giving it 4 distinct areas – the east, south & west gardens & of course the main area before the house.
Each ‘wing’ encompasses at least one circular walk, with much to take in, so a full tour of the gardens can easily absorb 30 minutes, despite the modest acreage.
I was head gardener to Le Chateau de Saint-Denis Maisoncelles for several years, before retiring from manual labour. I understand grand-scale landscape design.
Thirty years ago, I knowingly overplanted this garden, so it would fill out within 5 years. I intended to cull it as necessary over the coming decades, which I did until 5 years ago.
It needs more thinning now, but thinning trees can be done almost instantly, whereas growing them takes lifetimes
There are a couple of trees that still might not look like much now, even 30 yrs after they were planted, but I always saw them as becoming landmarks in the valley.
I would welcome the chance to point them out to any new custodians, to better guide the diggers blade.
There is a pond at the southernmost point of the land which is now entirely silted up. Dredging is relatively simple & will need doing roughly every 20 years.

There are underfloor heating pipes across the whole ground floor laid by an Acome engineer, circa 1996, connected to a manifold in the shed behind the shower.
They have never been connected to a boiler, & would need pressure testing, of course, but there is no reason that they should have failed, as they are encased in the concrete floor.

This property is believed to have been built in 1806 and it stands in a lovely natural setting overlooking its garden and farmland.  There are several small outbuildings. The property requires renovation, including repair or replacement to the roof.  Viewing is highly recommended.

The property is situated in the southwest of Normandy, near the borders of Manche and Calvados, near the small town of Ger with basic amenities and  approximately 5 1/2 km from Sourdeval, the nearest town. The town offers every amenity including two banks and supermarkets. Market day is held every Tuesday morning, as is the livestock market.  The beaches on the west coast are an hour’s drive away and Sourdeval is approximately 80 minutes drive from the port of Caen and an hour and forty minutes from Cherbourg. A little further afield are the D-Day landing beaches, the Mont St Michel.  The Lac de la Dathée, ideal for walking, fishing and boating, and an 18 hole golf course are within 15 minutes drive,  as is the Saint Sever forest.
