The full length of the land needs to be seen to be appreciated, it extends way beyond what is shown.   I would emphasise the well in the center of the courtyard, the host of fruit and nut trees in the courtyard, garden and drovers’ path out to the grazing. The site is full of history and character. Although the courtyard and land are full of character, the 1970’s house is “practique” – that is why I bought it, and I think it is true. The house may not be a historically character building but it is a practical French type – ideal if you want to work on the land, etc.. When I bought it the basement was full of gardening and farming tools and boxes for storing home grown vegetables in, racks full of wine, and some cider barrels. It would be handy when finished working outside to walk straight into the basement from the garden or land, wash your hands at the sink, leave your wellies, and go up to the house on the internal stairs. On a practical basis the courtyard is solid and a good place for a variety of purposes from parking to taking animals in and out, receiving deliveries of hay, etc., and for equestrian purposes the adjacent road and courtyard are perfect for going to and from events in a horsebox.  I have contact details for a local farmer who will make hay from the rented field, and for a cider company to process the apples in the orchard.
