Message From The Seller

When we were looking for a home in France, location and potential for income were our main concerns. We found this in our home. After countless viewings, as soon as we drove into our courtyard we were smitten. Although it was a ruin at the time, we have created a spacious, comfortable home, with lots of options for income. It is in a small friendly hamlet, but is very private.

Huge village house with versatile accommodation and over 2 acres

The property would lend itself to use and a Bed&Breakfast.  It benefits from character features including exposed beams and stone walls, huge granite fireplaces and versatile accommodation over 3 floors.  A particlar feature of the property is the Games Room which could be used for conversion into a self-contained annex or gîte.   Viewing is recommended.

The property is in the Village Centre  a short distance from main road networks and local amenities in nearby Saint-James.  Perfect for visiting Mont Saint-Michel, historic towns and coastal areas. There are several regional airports in the Manche region, most notably the Dinard and Rennes airports, which have links to Paris.  Driving from either of these airports will take about 1 hour to reach St James.  The nearest main arterial road to St James is the A84, which spans between Caen and Rennes.  The ferry ports of Cherbourg, Caen and St Malo are the most convenient for travel to St James, although Calais being larger may provide cheaper fares.  Driving from Calais to St James is 465km and takes about 4 hours.  Caen to St James is 120km and takes a little over 1 hour.  St Malo to St James is about 60km and will take just under 1 hour.
