Country house for sale in Normandy with 2 gîtes and 3 acres of gardens and farmland and outbuildings. It is located 4km from a village with all local amenities.  Ideal home and income or for extended family use.

The property has been renovated by the present owners to provide comfortable family accommodation with character, exposed beams, stone walls and “colombage” in a beautiful peaceful setting.  The property benefits from double glazed windows with electric shutters, 2 modern septic tanks and oil fired central heating in the main house.  It has had a new roof, been re-plumbed with new bathrooms and re-wired. The main house has had the rear wall re-pointed. The current owners have recently retired but used to rent out the main house for the holiday season for £650 a week, with the attached gîte available for an additional £350 per week.  The separate gîte is used as owner’s accommodation.  Futher land may be available by separate negotiation.

The property is situated in a peaceful position in a rural hamlet on a small lane leading to the Mortainais forest within easy access of both the historic market town of Mortain and the small town of Ger and Beauchêne. Barenton and Ger are about 4 km from the property and the busy town of Flers is a 20 minute drive. Mortain is a thriving market town where excellent shopping facilities, restaurants and bars are available. It is situated in the southwest of Normandy, near the borders of Manche and Calvados.  The beaches on the west coast are an hour’s drive away and the property  is approximately 80 minutes drive from the port of Caen and an hour and forty minutes from Cherbourg. The D-Day landing beaches and the Mont St Michel are about an hour’s drive away. The nearest airport is at Dinard (113 km) and the nearest mainline railway is at Vire (19 km) with direct access to Paris in about 2 hours 40 minutes.  The Lac de la Dathée, ideal for walking, fishing and boating, and an 18 hole golf course are within 20 minutes drive,  as is the Saint Sever forest.
